How Airbnb search ranking works

Airbnb ranks listings on four pillars: quality, popularity, price, and location. Its page How search results work names them and gives examples. Behind those pillars sits one model that predicts how likely each guest is to book each listing.

Use these pillars to choose what to improve, not as a points checklist. The useful question is what stops your target guest from choosing your listing.

What are the four ranking pillars?

  • Quality. Photos and videos, ratings and reviews, on-platform communication, listing characteristics, amenities, customer service history, and cancellation history. Airbnb says higher quality listings with better ratings and reviews tend to rank higher.
  • Popularity. How often guests book your listing, visit your page, and add it to a wishlist. Guest messages to you count as well.
  • Price. Your total price compared with similar listings in the area for the same dates. Airbnb says listings priced below comparable listings tend to rank higher. The algorithm prioritizes total price before taxes.
  • Location. Closeness to places guests like to stay, such as popular landmarks.

Airbnb also says the algorithm encourages variety. Results mix different hosts, characteristics, and price ranges. Two identical listings from the same host do not sit side by side.

Does Airbnb rank by booking probability?

Yes. Airbnb's search team published two papers that describe the model. The 2024 paper, Learning to Rank for Maps at Airbnb, is from KDD 2024. It states that map results and list results share one ranking model. The model scores the chance that the guest books the listing.

The 2025 paper, Beyond Pairwise Learning to Rank, adds one detail. Each listing is scored against the other listings on the same results page. Your listing does not have one fixed rank. Your listing has a score relative to the competition for that search.

At the 2025 Professional Host Summit, Airbnb staff described the target as booking probability plus a predicted 5-star review. They cited more than 800 signals. That description comes from attendee reports on Rental Scale-Up, not from an Airbnb document. Treat the 800 signals number as secondhand.

Why do two guests see different results?

Airbnb personalizes. When a guest's past bookings share characteristics, the algorithm may rank listings with those characteristics higher for that guest. The 2024 Winter Release added personalized search suggestions and filters.

This has one practical consequence. An incognito search shows you one guest's view, not your rank. Two searches from two accounts on the same day can differ. Use the Insights tab in your host dashboard for views and conversion instead of checking positions by hand.

Which factors filter and which factors rank?

Hosts mix up two mechanisms. A filter decides whether your listing appears at all. A ranking factor decides where it appears.

A three-night minimum does not demote you. A three-night minimum removes you from every two-night search. The difference matters when you diagnose a drop.

What do you control?

Every pillar has settings you own. Work through them in this order.

  1. Total price against comparables. Search the same dates as a guest and compare your total, fees included. Search has shown total price before taxes by default since 21 April 2025. Change prices under Listing editor > Pricing and availability.
  2. Response rate. Answer every inquiry and request within 24 hours. Expired requests count against you. Enable inquiry notifications and assign inbox coverage. Scheduled messages for booked guests do not replace first replies.
  3. Cancellations and declines. Keep both to a minimum. Cancellation history sits under the quality pillar.
  4. Calendar. Open more dates and shorten the minimum stay where your operation allows. Set both under Listing editor > Pricing and availability > Availability.
  5. Instant Book. Turn it on unless you screen every guest by hand. Airbnb says such listings may rank higher.
  6. Photos and amenities. Both sit under the quality pillar. Airbnb does not say how much they weigh.
  7. Reviews. Ratings and reviews feed quality and the predicted-satisfaction signal. Fix the cause of low category stars before you change anything else.

Fix total price and the calendar before anything else. Both change what guests see on their next search, and both take minutes. A closed date removes you from the results. A weak photo only lowers you within them. Once guests can find and book your dates, make the cover photo show the feature that earns their click.

What should you test before chasing ranking tricks?

Start with a change that matters to a guest: a clearer cover photo, a competitive total price, or dates they can actually book. Record your views, inquiries and bookings before the change, then compare similar dates and demand.

Instant Book and badges can help a guest choose you, but neither replaces a compelling listing. Keep a change when it improves the outcome you care about. Rewriting a title every day without improving its message is time you could spend on the property or the offer.

Questions hosts ask

Does Airbnb publish the weight of each pillar?

No. Airbnb lists the pillars with examples and gives no weights. The engineering papers describe the model structure, not the weights.

Does a bad review hurt ranking straight away?

Ratings and reviews sit under the quality pillar, and Airbnb's staff describe a predicted 5-star signal. Airbnb publishes no timing or size for the effect.

Is my rank the same in every city and for every guest?

No. The model scores your listing against the other listings on the same results page, and results are personalized. There is no single rank number.

Do Superhost or Guest Favorites badges change my rank?

Airbnb does not state a multiplier for either badge. Both add a label, and Guest Favorites adds a guest filter. The reviews and reliability behind the badges do feed the quality pillar.

Does using a channel manager lower my visibility?

Airbnb publishes nothing that penalizes software. Response rate and calendar accuracy matter, and both often improve with a tool.
