Yes, all three change visibility, but in two different ways. Instant Book is a ranking input. Airbnb says instantly bookable listings "may rank higher" (Airbnb Help Center article 39). Minimum stay and calendar window are mostly eligibility settings. They decide whether your listing enters the result set for a given search. Airbnb publishes no weight for any of the three.

What is the difference between filter eligibility and ranking?

Every Airbnb search runs in two stages. First, Airbnb collects the listings that can host the trip. Second, Airbnb orders that set by booking probability.

Eligibility is binary. A guest searches for two nights in March. If your minimum stay is three nights, your listing is out. If those dates sit outside your availability window, your listing is out. No ranking signal rescues a listing that failed stage one.

Ranking is relative. Among eligible listings, Airbnb applies its four pillars, which are quality, popularity, price, and location. Instant Book, response history, and cancellations feed that second stage.

The distinction matters when you diagnose a drop. A shorter availability window or a higher minimum stay removes you from searches. That looks like a ranking loss in your stats. It is an eligibility loss. Fix the setting, not the price.

Instant Book Ranking "may rank higher" because confirmation is automatic Help Center article 39
Minimum stay Eligibility More flexibility in trip length means more searches match Help Center article 39
Availability window Eligibility More available dates means more searches match Resource Center 708

Does Instant Book improve Airbnb ranking?

Airbnb's own wording is "may rank higher in search results". The reason given is that "responses are automatic and the booking is confirmed" without you accepting the request. The verb is "may".

Judge Instant Book by whether it helps your guests complete a booking and whether you can reliably honor it.

The logic is booking probability. A request that needs your approval can expire or be declined. An instant booking closes on the spot. The ranking model predicts which listing ends in a confirmed stay, so automatic confirmation helps.

Instant Book also protects your response rate. Requests you fail to answer within 24 hours count against you. Instant bookings need no answer.

To turn it on, open Listing editor > Arrival guide and settings > Instant Book. Keep guest requirements on if you worry about unknown guests. Airbnb lets you require a verified identity and a good track record.

Turn Instant Book on, with the verified identity and good track record requirements. In our audits, listings with Instant Book off lose more to expired requests than they gain from screening. Keep Instant Book off only when local rules or a shared building make you vet every guest.

Does a lower minimum stay rank higher?

A lower minimum stay does not raise your rank. It raises the number of searches you qualify for. Airbnb says a flexible trip length makes your listing "more likely" to "show up in search results".

The words are "show up", not "rank higher". A one-night minimum enters every search. A three-night minimum enters only searches of three nights or more. Within the searches you enter, the minimum stay changes nothing.

Decide the trade-off between shorter stays and turnover cost using your own numbers. Count the cleaning cost per turnover against the nightly rate. In our audits, most city listings with a three-night minimum lose more searches than the turnover savings justify.

What are orphan nights and how do you fill them?

An orphan night is a gap between two bookings that is shorter than your minimum stay. Nobody can book it. A two-night gap with a three-night minimum stays empty for the whole season.

Airbnb lets you set a different minimum per date. Open Calendar, select the gap dates, and lower the trip length for those dates only. Tools such as PriceLabs and Hospitable automate this rule.

How far ahead should you open your calendar?

Airbnb offers five availability windows, which are 3, 6, 9, 12, or 24 months (Resource Center 708). Airbnb says a longer window and a lower minimum "help your listing appear in more search results". Same rule as minimum stay. A short window removes you from far-out searches. Airbnb publishes no ranking bonus for a long window.

Open the window to 12 months unless you have a reason not to. Two reasons are common. You do not know next year's prices, or you may sell or move. If prices are the worry, open the window and pair it with an early-bird discount. Airbnb shows an early-bird callout from 3%.

Change the window at Listing editor > Pricing and availability > Availability > Availability window.

No. Airbnb's ranking page names "the number of cancellations by a host" as an input. It does not name the policy tier. Rankbreeze reports the same finding from its own data, though its method is not public.

Choose a cancellation policy around your ability to resell the dates and the flexibility your guests value.

The policy tiers did change. For reservations booked on or after 1 October 2025, the tiers for stays under 28 nights are (Help Center article 475):

  • Flexible. Full refund up to 24 hours before check-in.
  • Moderate. Full refund up to 5 days before check-in.
  • Limited. Full refund up to 14 days before check-in. 50% refund from 14 to 7 days before, no refund inside 7 days.
  • Firm. Full refund up to 30 days before check-in. 50% refund from 30 to 7 days before, no refund inside 7 days.
  • Strict, Super Strict 30, Super Strict 60. Invitation only.

All of these carry a 24-hour free cancellation window after booking. The window applies when the guest booked at least 7 days before check-in.

Pick the tier that fits your rebooking odds. A policy that scares guests off lowers conversion, and conversion feeds the popularity pillar. The effect is indirect and Airbnb publishes no figure for it.

Which setting should you change first?

Work in this order.

  1. Open the availability window to 12 months at Listing editor > Pricing and availability > Availability.
  2. Lower the default minimum stay to the shortest stay your turnover math allows.
  3. Set per-date minimums to fill orphan nights, or turn on a tool that does it.
  4. Turn on Instant Book with guest requirements.
  5. Review the cancellation tier under Listing editor > Policies and rules.

Steps 1 to 3 put you into more searches. Step 4 improves your odds within them. Step 5 changes nothing in ranking and only affects conversion.

Questions hosts ask

Does turning off Instant Book drop my ranking?

Airbnb says instantly bookable listings "may rank higher". Turning it off removes that advantage. Airbnb publishes no figure for the size of the change.

Is a one-night minimum required to rank well?

No. Minimum stay decides which searches you enter, not where you rank inside them. Set the shortest stay your turnover cost supports.

Does a 24-month window rank higher than 12 months?

No. A longer window puts you in more far-out searches. Airbnb publishes no ranking bonus for the length itself.

Can I keep a Strict policy after October 2025?

Only by invitation. Hosts without an invitation choose among Flexible, Moderate, Limited, and Firm for stays under 28 nights.
