# What happens if you cancel a booking as an Airbnb host?

A host cancellation costs 10%, 25%, or 50% of the reservation with a 50 USD floor, blocks the dates, and can end Superhost status.


A host cancellation costs you 10%, 25%, or 50% of the reservation amount, with a 50 USD minimum ([Airbnb Help Center article 990](https://www.airbnb.com/help/article/990)). Airbnb also blocks the canceled dates, pays you nothing for the stay, and counts the cancellation against Superhost. Airbnb waives the fee for a short list of documented reasons, but never pays you for the canceled reservation.

## How much is the host cancellation fee?

The fee depends on how close to check-in you cancel.

The floor means a cheap booking still costs 50 USD. The 200 USD booking works out to 20 USD at 10%, so Airbnb charges 50 USD. In every case you also lose the payout.

For stays of 28 nights or more, Airbnb applies the percentage to the non-refundable portion only. That portion runs up to 30 days after the cancellation.

Airbnb deducts the fee from your next payouts. If you cancel more than once, each cancellation carries its own fee.

## What else happens besides the fee?

The fee is the smallest part. Airbnb lists four further consequences.

- No payout for the canceled reservation.
- The canceled dates are blocked on your calendar. You cannot rebook them on Airbnb.
- You lose eligibility for Superhost.
- Airbnb may suspend or remove the listing or the account after repeated cancellations.

The blocked dates hurt most for a last-minute cancellation. You lose the booking, pay 50% of the unstayed nights, and cannot sell those nights on Airbnb.

## How does one cancellation affect Superhost?

Superhost requires a cancellation rate under 1% over the trailing 12 months. Airbnb assesses it on 1 January, 1 April, 1 July, and 1 October. Airbnb makes exceptions for Major Disruptive Events and valid reasons beyond your control.

The math is unforgiving at low volume.

With 60 reservations you miss the threshold until the cancellation ages out or your volume passes 100 stays. With 120 reservations you stay under the line.

Superhost is account-level. A cancellation on one listing counts against every listing you own.

## Does a host cancellation affect search ranking?

Yes. Airbnb's page on [how search results work](https://www.airbnb.com/help/article/39) says the algorithm "considers customer service and cancellation information". It names the number of host cancellations as an input.

Protect future bookings by correcting the cause: calendar conflicts, pricing mistakes or an operational problem. A reliable calendar is more useful than trying to estimate a cancellation's exact ranking cost.

Cancellations also feed the Guest Favorite and top 10% labels. Airbnb lists host cancellation rate among the inputs, next to ratings, review text, and quality incidents reported to support. Airbnb evaluates those labels every day, so a cancellation shows up fast.

Airbnb's quality report of 27 February 2025 counts over 400,000 listings removed between April 2023 and November 2024. Those listings failed quality criteria, and host cancellations are one of the five criteria named. The same report says host cancellations fell about 30% year over year.

## When does Airbnb waive the fee?

Airbnb waives the fee and the Superhost penalty for a short list of reasons, and may ask for proof ([Help Center article 2022](https://www.airbnb.com/help/article/2022)):

- Major damage or emergency repairs that make the home unsafe or unusable.
- Serious illness or death of the host or a close family member.
- Documented evidence that the guest intends to break house rules, such as a party.
- A Major Disruptive Event under Airbnb's policy, such as a declared natural disaster.

Two rules apply to every waiver. First, you still receive no payout for the reservation. Second, within 24 hours of check-in you cannot cancel from the app on your own. You must contact Airbnb support and let them cancel.

Double bookings, a better offer, a price you now regret, and a personal trip are not on the list. Those cancellations carry the full fee.

> **Our view.** Pay the fee when the reason is yours, such as a double booking or a price you regret. Cancel the day you find out. Every day you wait moves you toward the next fee tier and gives the guest less time to rebook. Call support instead when the home is unusable or the guest has told you about a party. Those reasons qualify for the waiver, and within 24 hours of check-in only support can cancel at all. Do not hold the booking hoping the guest cancels first.

## How do you cancel with the least damage?

1. **Check the reason.** If it qualifies for a waiver, gather proof before you cancel.
2. **Contact support if check-in is within 24 hours.** Do not cancel in the app.
3. **Message the guest first.** Explain the reason and offer help finding a replacement stay.
4. **Cancel from `Reservations > the booking > Cancel reservation`.** Pick the accurate reason.
5. **Expect the deduction** on the next payout.

If the reason does not qualify, ask the guest to cancel instead. A guest-initiated cancellation carries no host fee and no Superhost penalty. Many guests agree when you offer a full refund. Never pressure a guest to cancel. Airbnb treats pressure as a host cancellation.

## How do you avoid host cancellations in the first place?

Most avoidable cancellations come from calendar errors. Airbnb publishes no data on the most common cancellation reasons. In our audits, double bookings from an unsynced calendar are the reason we see most. Sync every channel calendar, block dates the moment you commit them elsewhere, and set a preparation time between stays. Open `Listing editor > Pricing and availability > Availability > Preparation time`.

Turn on Instant Book only with guest requirements you can live with. Canceling an instant booking because you dislike the guest profile is a standard host cancellation with the full fee.

## Questions hosts ask

### Does Airbnb refund the guest when I cancel?

Yes. The guest receives a full refund, and Airbnb helps the guest rebook. You receive no payout.

### Can I unblock the dates after I cancel?

No. Airbnb blocks the canceled dates on your Airbnb calendar and publishes no exception to this rule.

### Does a waived fee also protect my Superhost status?

Airbnb lists Major Disruptive Events and valid reasons beyond your control as exceptions to the 1% rule. Keep the documentation Airbnb accepted for the waiver.

### Does canceling a pending request count as a cancellation?

No. Declining a request before you accept it is a response, not a cancellation. Only confirmed reservations count.

### What if the guest asks me to cancel for them?

Ask the guest to cancel from their side instead. A guest cancellation carries no host fee. Offer a full refund in the message so the guest has no reason to refuse.
